Design/Build

The Design/Build approach of construction allows the owners to contract with a firm to provide both design and construction services. This approach replaces the traditional method of awarding separate contracts for design and construction. With Design/Build, the contractor and architect/engineer work together as a team in serving the owner's needs.

Build/Lease

Build-Lease is when a contractor works with the client to develop a building for a price that is set by the client's budget. However, when the project is completed, the building is owned by the construction company or finance company, and leased to the client. Terms can be set at the beginning of the lease for a buyout option, or the lease can be continued indefinitely, with only scheduled increases based on inflation.

Construction Management

The Construction Management Association of America defines construction management as management activities over and above normal architectural and engineering services conducted during pre-design, design, and construction phases, that contribute to the control of time and cost.
